Company/Project Description/Location

Suncadia Resort, an upscale resort-residential and golf course community located near Roslyn/Cle Elum, Washington, is owned by Suncadia, LLC (”Owner”). The Suncadia development parcel is more than 7,200 acres and is entitled for 3750 residential lots, condominiums/townhouses, and a 253 key condominium hotel. Suncadia Resort amenities will include three golf courses (two semi-private and one private), three golf clubhouses and two community recreation/fitness centers, a spa and extensive hiking/biking trails. LDD Easton Ridge Management, Inc. (“Company”) is the development and sales manager of Suncadia Resort. The Company is wholly owned by Lowe Destination Development, Inc. (“LDD”), a subsidiary of Lowe Hospitality Group, Inc. whose parent company is Lowe Enterprises Inc.

Primary Duties and Responsibilities:

Duties and Responsibilities Related to Resort and Real Estate Marketing:

the creative development, management and execution of marketing plans and programs to accomplish resort real estate sales goals including advertising, media purchases, web marketing, print collateral, displays, signage, direct mail campaigns, on-site and off-site events, communication with owners, communication with prospective buyers, entertainment and other marketing programs as appropriate

the preparation of annual marketing and sales budgets, business plans and marketing and sales staffing plans

developing recommendations for the pricing of real estate and amenity membership products and services

executing pricing, yield management and velocity management in coordination with the Managing Director and the Senior Vice President of Development and Construction

maximizing the efficiency and effectiveness of marketing expenditures and programs;

developing and managing marketing and sales programs to sell properties developed by residential builders and sub-developers

the effective use of market briefs and the onsite CRM system to track programs, cost per leads, lead conversions, and sales attributed to individual marketing programs

overall Suncadia Resort public relations strategies and programs, including

establishing alliances and programs in the community and region to further the recognition and regard of Suncadia Resort and to build and maintain positive and effective community relationships

working with the Resort General Manager to coordinate public relations activities generated on behalf of operating entities

conceiving and directing effective market research programs including the evaluation of industry and competitive set performance; proactively researching, monitoring and making recommendations for responses to changing market conditions

Additional responsibility for:

working effectively with the Resort General Manager in the marketing and sales of the resort’s hospitality amenity components

working effectively with the Director of Development to:

execute all required value engineering

determine optimum phasing and overall coordination of construction and sales

determine future real estate products including homesite and builder product

determine future amenities to ensure that the overall package of amenities is consistent with market demand

Duties and Responsibilities Related to Real Estate Sales:

formulation of the annual sales plan, policies and procedures, sales goals and objectives, and associated budgets

formulation of all Suncadia project sales strategies including:

product pricing and selling incentives

sales person/sales staff compensation programs and incentives

ensuring the quality of the Suncadia Resort Real Estate Sales Team, including

the recruiting and hiring of the project’s real estate sales team

the training, educating, coaching, mentoring and managing of the sales team sales team spirit and morale

implementing and managing sales and customer service standards conceiving and implementing strategies to create long term value in the Suncadia Real Estate brokerage business including the development of strategies and business plans to initiate brokerage services outside of the resort in neighboring communities.

working effectively with LDD Broker Sales Executive and area realtors; establishing and managing cooperative realtor programs

overseeing owner maintenance programs designed to minimize cancellation of contracts in escrow, increase referrals and increase owner satisfaction;

implementing the design, preparation and maintenance of records and reports regarding sales volume, sales production, trends and other such reports which may be requested by management

implementing sales team performance evaluations

establishing programs for managing and resolving customer complaints regarding sales and service

ensuring compliance with all governmental real estate regulations and procedures

formulation of real estate contracts and all related conveyance documents and contract closing procedures; ensuring effective training of the sales team and support staff on the use of such documents and procedures

Additional and General Responsibility for:

participating as one of the project’s senior managers in building the quality, compatibility, effectiveness and sprit of the Suncadia Team

Participating in creating, expanding and fulfilling the Suncadia lifestyle and experience

monitoring site, lot and amenity conditions and quality to ensure consistency with the standards and vision for Suncadia Resort

performing other duties as assigned

Personal Skills/Attributes:

Must possess effective leadership and communication skills, be personable, with the ability to promote quality development and act with high ethical standards and integrity

Ability to function independently while accepting input and/or direction from members of the LDD corporate team as appropriate. Ability to work collaboratively with and through others at varying levels.

Ability to think strategically and create and implement both short-term (current selling season) and long-term (greater than 1 year) marketing plans

Must be a confident and sound decision maker with an ability to act with a sense of urgency when necessary

Possess contacts, information and experience developed through a past history of working with quality consultants with expertise focused on resort and/or amenitized, master planned community marketing and development

Proven organizational skills and attention to detail

Superior multi-tasking abilities and ability to prioritize and handle multiple tasks while meeting established deadlines

Accomplished, demonstrable written and oral communication skills; confidence in making presentations to groups

Energetic self-starter with strong leadership skills, work ethic and ability to work independently

Ability to develop accurate and effective budget projections and business plans and sufficient financial acumen to evaluate and present to others the actual results against those plans

Ability to persuade

Good listener

Must acknowledge that the position is one of trust and confidence with fiduciary obligations to the Company that include, without limitation: (a) a duty of undivided loyalty; (b) an obligation to act in good faith in exercising your job duties; and (c) the obligation not to enjoy personal gain at the expense of the Company.

Bachelor’s Degree in Marketing or related field and/or proven equivalent related experience and education.

The position requires knowledge of and significant experience in marketing strategy and implementation, including organizational planning, as well as significant experience in the management of real estate sales teams and programs. Appropriate and exemplary experience in master planned resort residential community marketing programs is preferable.

Valid Washington State Real Estate License, Broker License preferred or ability to obtain in short order
