Unum is a company of people serving people.  As one of the world’s leading employee benefits providers and a Fortune 250 company, Unum helps protect more than 25 million working people and their families in the event of illness or injury and offers professionals every possibility for growth.  Whether we’re helping customers or building careers, we’re experts at creating the kind of advantages that help people reach their goals.   Headquartered in Chattanooga, Tennessee, Unum has significant U.S. operations in Portland, Maine, Worcester, Massachusetts and Glendale, California, with 35 field offices nationwide.   General Summary Responsible for the day to day operations of a major operating center.  Responsible for the operation of all building systems to ensure a safe and comfortable working environment for all Unum employees, contractors and visitors.  Responsible for the management of facility operations contractors.  Develops budgets and schedules for operating systems, contractor and capital projects.  Manages project design and defines scope of work for all facility related systems.  Manages capital project construction, project accounting, budget, project approval, and variance reporting.  Responsible for monthly budget variance analysis and development of corrective actions.     Principal Duties and Responsibilities:   Management of all day-to-day facility related operations. Manages and reviews all work performed by facility operation contractors. Manages facilities related construction projects including coordination of the design, management of sub-contractors, establishment and tracking of budgets and schedules. Develops and manages the facilities’ annual capital budget. Develops and manages the facilities’ annual operating budget. Develops RFPs, bid specifications, and bid analysis. Coordinates project and maintenance related activities between internal customers and contractors. Provides contract administration and oversight for on-site construction and maintenance contractors. Develops and manages facilities-related special projects as assigned. Manages all projects within published schedules and established budgets.  Evaluates operations to identify cost savings and efficiency opportunities. Evaluates operating costs and variances and determines corrective actions. Manages all leased facilities at major operating center locations and serves as lease liaison with the building landlord.
