My client is a nationally recognized construction manager At-Risk.  Market sectors include higher education, healthcare, laboratory, research, commercial, and government projects that range from $20 million to $700 million in size.  The projects are both public and private.

My client has additional openings for Senior Project Managers, Project Executives, Project Managers, Estimators, and Project Superintendents in Houston, Austin, San Antonio, and Dallas, Texas.  They also have needs for individuals in California.

Interested individuals should have at least three years as a Senior Project Manager managing over $80 million in projects at one time.  A degree is important, but strong project experience will also be considered.  Prior experience working with a design/build firm is a plus.  A proven track record of developing successful client relationships from Preconstruction through closeout is a must.

This individual will be responsible for overall job administration.  Essential duties include: obtain necessary job information from Estimator; prepare all subcontracts and purchase orders; review and become familiar with all contract drawings, specifications, addenda, alternates, etc.; coordinate preconstruction meetings; secure "progress schedule;" issue "record set" to Superintendent; obtain building permits and certificates of occupancy.  Also develop a list of submittals: bonds, certificates of insurance, schedule of values, subcontractor lists, shop drawings, product data, mix designs, etc. and submit to architect if required; monitor and coordinate all approvals of shop drawings and submittals; check for contract conformance.  Assist the Superintendent in obtaining temporary utilities and facilities.  Compose any letters requesting temporary electricity, water, phone, etc.; review testing laboratory reports, generate estimates for change orders; monitor and administrate all change orders; prepare any reports required by specifications.  Together with Superintendent, monitor the delivery of items provided by major vendors and subcontractors: brick, steel, millwork, glass.  Assist Superintendent as required; coordinate and attend all project, punch list, and final walk-thru meetings; monitor and update progress schedules monthly and review with superintendents.  Prepare and submit all required project close-out submittals; record drawings, certificates of occupancy, release of liens, guarantees, maintenance manuals, sub lists, keys, etc.  Compile all job data upon completion of project, review of actual vs. estimated costs; compose 'job introduction letter' and distribute to owner, architect, Superintendent, subcontractors, and vendors; compile and submit monthly pay requests; approve all pay requests and billings from subcontractors and suppliers.  Responsible for all warranty items on complete projects.
