Group Overview:

Schwab Corporate Real Estate contributes to the success of the company by selecting and negotiating acquisition or divestment of existing and future sites to provide a superior real estate position for Schwab corporate and retail offices.  The group effectively and efficiently manages the day-to-day operation of the firm's portfolio of properties. 

 

Position Objective:

The Senior Construction Manager will be the key project liaison with internal and external resources which include telecommunications, Security, Real Estate, Property Management, etc. to ensure the timely, cost effective, and efficient success of projects.

 

 

Responsibilities:

Plan and implement strategies to ensure the successful and timely execution of all assigned projects. Establish and implement overall project plan objectives, master project schedule, and financials, including project budget and works with the customer to ensure satisfactory delivery of the project. Identify and source out market resources for procurement of appropriate goods and services Identify inefficiencies in processes and make adjustments to improve efficiencies. Select vendors and manage vendor activity and performance to ensure compliance with the overall objectives of the projects (projects objectives, costs, standards and schedules). Identify inefficiencies in processes and make adjustments to improve efficiencies Establish/manage the financial expenditure budget of the project and monitors cost to ensure compliance. Ensure compliance with legal, regulatory, audit, safety and environmental issues.

 

Management Responsibilities:

Manage outside resources (architects, designers, construction firms, etc.)to achieve successful completion of the project. Manage the project close out process to ensure that closure occurs within Schwab compliance guidelines and industry standard practice.

 

Qualifications:

B.A/B.S in Architecture, Construction, or Engineering and 5+ years experience managing multiple projects, including experience in design, construction, or engineering.   Practical knowledge and experience in at least one of these disciplines: design, construction, or engineering. Broad knowledge and understanding of other real estate disciplines, including building systems, space planning, property management, etc. Strong project management skills, with emphasis on scheduling, budgeting, and prioritizing. Thorough working knowledge and ownership of the financial budget of a project. Knowledgeable of real estate law, regulations, and building codes.

Excellent relationship management skills Excellent negotiating skills.  Sound business knowledge to effectively interface with Schwab internal personnel and outside agencies.
