Description:

 

Planning

 

Develops asset plans for each assigned asset (or aggregated groups of assets with similar attributes) that focus on submarket conditions, strategic positioning of the asset, marketing and leasing, capital structure, operating model (staffing, subcontractors, systems, processes), cash flow forecasting, valuation, investment and sale timing (as appropriate) and performance metrics. 

 

Operations

 

Implements asset plans for each assigned asset and is directly responsible for property-specific and sub-portfolio operational needs within the limits of authority. Specific operational activities include management of third-party property managers, marketing and leasing, tenant credit analysis, major lease negotiations and preparation of RFA’s for lease approvals, non-routine rent renegotiations or problematic collection issues, major operational decisions, non-budgeted expenditures, capital expenditure programs, and property tax appeals. 

 

Management

 

Oversees the activities and/or contract compliance of property managers, leasing agents, contractors, vendors, and consultants. Inspects properties and projects as necessary, including oversight of due diligence with regard to environmental issues, permits, and compliance with government code.

 

Prepares lease approval guidelines for each major asset or asset class in conjunction with the annual budgeting process. 

 

Financial Management and Reporting

 

Manages and reports on financial activities, including

 

1. Budget Variance

 

2. Operating statements

 

3. Periodic variance analysis

 

4. Periodic standard reports triggered by activities other than the passage of time

 

5. Under-performing or watch list reports

 

6. Accounts Receivable

 

7. Performance reviews

 

8. Financial trend analysis

 

Position Requirements:

 

• Over three and less than five years of related work experience

 

• Excellent organizational skills and ability to work independently. Plan, perform and coordinate multiple assignments. Ability to maintain confidentiality and use sound judgment and discretion when dealing with sensitive issues.

 

• Understanding of accounting and budget processes, including tracking and reconciling expenditures and receipts.

 

• Excellent oral and written communication skills. Ability to write clear and precise memos and correspondence, draft reports.

 

• Excellent word processing, database and excel spreadsheet skills and ability to learn new software as required.

 

• Type in excess of 65wpm

 

• Relate to and communicate effectively with KS staff, various audiences and vendors 

 

Market Intelligence

 

Develops a detailed understanding of the key market, micro-economic, political and real estate trends affecting each of the assigned assets, including economic growth, supply/demand, demographic trends, competitive projects, future projects, rental market preferences (rates, terms, etc.), zoning, expense trends, broker compensation. 

 

Position Requirements:

 

• More than 5 years of related work experience. 7-10 years of directly related work experience to include progressively responsible work experience in asset management preferably for an institutional owner.

 

• Must have proficiency in lease-by-lease software programs (Argus, Dyna, ProJect).

 

• Must have proficiency with financial calculator.

 

• Must understand and have demonstrated proficiency with the full cycle of real estate investment activities, including feasibility analysis, development, acquisitions, financial structuring, marketing, property management, marketing and leasing, and divestment.

 

• Must have demonstrated proficiency with asset planning such as buy, hold, and sell analyses.

 

• Must have demonstrated proficiency with pro-forma analysis and budgeting, including ability to develop investment strategy, financial reporting, cash flow forecasting, appraisal, and debt, equity and lease structuring.

 

• Must have strong negotiation and analytical skills.

 

• Must be familiar with all typical real estate documents, including leases, purchase agreements, easements, title, access agreements, mortgage notes, service contracts, and credit reports.

 

• Must have demonstrated understanding of real estate economics including supply and demand relationships, analytical techniques, and knowledge of appraisal approaches and drivers of value.

 

• Must have full understanding and demonstrated proficiency with the principles of net present value and internal rate of return, and be capable of calculating same.

 

• Must have a customer service orientation.

 

• Must have strong interpersonal skills, including presentation, oral communication and writing.

 

• Must manage highly confidential information using ethical conduct and discretion at all times.

 

• Must be able to prioritize and manage multiple activities simultaneously; be able to meet deadlines, and to work independently with a high degree of accuracy.

 

• Must have a valid Driver’s License (or be able to obtain such license upon employment). 

 

Educational Requirements:

 

·         Bachelors Degree

 

·         Continuing Education in related field. Bachelor’s degree in Business, Real Estate, Legal, Finance or closely related field preferred.
