Position: Full Time, Independent Contractor

Company Overview: LDD Stowe, LLC (“LDD Stowe” or the “Company”) is a wholly owned subsidiary of Lowe Destination Development. LDD Stowe has been formed to oversee the development of Stowe Mountain Lodge (“Lodge” or the “Project”). The Lodge constitutes Phase I of the Project and includes 108 whole unit condominiums and 34 fractional units (“Front Four units”) which are sold in eighth share interests. Phase II of the Project, if built, presently contemplates 136 whole unit condominiums. LDD Stowe’s responsibilities include development management, construction management and oversight of the sales and marketing of the Project. The Project is a joint venture between LDD and Spruce Peak Realty (“SPR”), an affiliate of AIG Global Real Estate Investment Corp. LDD is part of Lowe Hospitality Group which is a subsidiary of Lowe Enterprises, Inc. (“LE”).

Job Location: Stowe, VT

Primary Duties and Responsibilities:

The duties of the Sales Executive focus on selling of all LDD Stowe for-sale real estate inventory. These duties will include but not be limited to the following:

Actively participating in the execution of all selling strategies. This includes but is not limited to lead generation, meet and greet with walk-ins, completed calls, tours of Spruce Peak at Stowe, selling Experience Packages, follow ups, utilizing contract worksheets and closing real estate transactions.

Understanding and implementing the Company’s annual sales and marketing plan, sales goals and objectives.

Establishing and meeting personal sales goals

Knowledge of and proven ability to create and manage an effective objection bank.

Ability to sell lifestyle, the Stowe Experience and related intangibles.

Ensuring compliance with all governmental real estate regulations and procedures; ensuring that the Sales Executive is in compliance with all governmental real estate regulations and procedures currently in effect and as they may change from time to time;

Preparation of conventional real estate contracts and knowledge of all related conveyance documents and contract closing procedures.

Working with local and regional realtors; establishing and managing cooperating realtor programs;

Managing the preparation and maintaining of personal records, studies and reports regarding individual sales volume, sales production, trends and such others as may be requested for use by Company management;.

Develop and maintain an excellent working knowledge of (i) the real estate market in the Town of Stowe and the State of Vermont, (ii) the Owner’s development plans and real estate offerings for the Community, (iii) the Spruce Peak master owners’ association and resort association and the Stowe Mountain Club, (iv) the public offering statements and offering plans for the Units, Interests and other real estate offerings; and (v) regulatory requirements applicable to the offering and sale of the Units, Interests and other real estate offerings including any restrictions on sales activity in other states;

Describe the Lodge Project, the Units, the Interests and the Owner’s development plans and ther real estate offerings fairly and honestly, making no representations other than those set forth in the marketing materials and public offering statements and offering plans provided by Owner;

You will obtain and maintain any real estate license necessary to lawfully perform your job duties or to receive commissions or commission overrides. You will perform such other duties as requested from time to time by LDD Stowe, LDD or LE. You acknowledge that you are accepting a position of trust and confidence, and that you have fiduciary obligations to LDD Stowe and the Company that include, without limitation, (a) a duty of undivided loyalty; (b) an obligation to act in good faith in exercising your job duties; and (c) the obligation not to enjoy personal gain at the expense of LDD Stowe or the Company.

Knowledge, skills and abilities:

The position requires knowledge of and significant experience in customer relationship account management, Microsoft Word, Excel and Power Point.

Five years plus in sales with fractional and whole ownership background. Significant experience in second home resort residential sales is preferred.

Education:

Undergraduate degree required.

Personal Skills/Attributes:

Team Player, know how to be on even if it’s an off day and possessing a great attitude.
