Job Summary:

 

Provide financial analysis, demographic trends, market studies, and competitor profiles to the Asset Management department on various investment opportunities including lease renewals, center closures and capital expenditures.  Communicate with Operations Department and Senior Management regarding viability of Center. Evaluate existing center level performance and conduct analysis.  Manage Knowledge Learning Corporation’s real estate portfolio by providing qualitative and quantitative analytical expertise in the field of strategic planning for Real Estate Asset Management.  Monitor and report on portfolio of assets.  Develop exit plans for under performing centers. 

 

Job Responsibilities:  

 

·     Analysis of historical financial trends at both a center level and as an entire portfolio

·     Analysis of demographic trends at existing properties, markets and portfolio

·     Assist in the ongoing management of underperforming centers, including formation of recommendations  based on analysis of center level or market performance. 

·     Generate existing center analyses for presentation to senior executives during quarterly portfolio review meetings.

·     Monitor due dates and deliverables of both Knowledge Learning Corporation and Landlords. 

·     Perform special projects to support market analysis and strategic planning as it relates to the existing portfolio, potentially working with other departments to support long-range planning goals. 

·     Complete budget research and analysis for real estate 

·     Maintain lease renewal/portfolio database 

·    Create and complete market research reports for lease renewals, including recommended terms and conditions; provide guidance to Operations and Senior Management on changes in marketplace.

·     Provide written and oral reports to management regarding portfolio developments

·     Facilities liaison on center status and capital projects.

·     Related duties as assigned

 

Adaptability Requirements

 

         Position requires a great degree of adaptability. Incumbent will need to be very flexible and organized to adjust to changing needs of the Real Estate Asset Management Department. Highly organized, multi-tasking individual sought.

 

Working Conditions:  

 

         Work is primarily performed in an office environment.  Some travel may be required.

 

Experience and Education:   

 

·         Bachelor Degree in Business, Finance, Real Estate or Economics required.

·         Minimum of 1-2 years of experience related directly to Corporate Real Estate portfolio analysis, demographics, market studies, etc. or 1-2 years of experience in accounting or finance, preferably in a multi-unit setting.

·         Experience in forecasting and financial analysis.

·         Experience in developing and/or the ability to understand financial models.

·         Experience completing market analysis, demographics studies, and strategic planning for either a large landlord with multiple properties or a national tenant with a large asset base.

 

Computer Skills Required:

 

·         Intermediate to advanced level skills in MS Excel

·         Intermediate level skills in MS Word and PowerPoint.

·         Beginning to intermediate level skills in MS Access (familiarity with and understanding of database design, structure, and reporting a plus, but not required).

·         High degree of overall PC and MS Windows literacy.

·         Experience in and/or strong understanding of financial reporting software a plus, but not required (specifically Hyperion Enterprise Reporting software).

·         Beginning to intermediate level skills in demographic analysis and geographic mapping software.

 

General Knowledge, Skills, and Abilities Required:

 

·         Good overall understanding of accounting principles and financial analysis concepts.

·         Knowledge of Real Estate Portfolio analysis and strategic planning concepts.

·         Excellent communication skills (written, presentation, interpersonal) required.  Excellent customer service attitude required.

·         Experience with research, legal documents, and legal document drafting desired.

·         Strong problem-solving and analytical skills.

·         Detail orientation with high attention to quality and accuracy.

·         Self-motivated with the ability to work independently.

·         Ability to interact with various levels of management (including senior executives) and develop strong working relationships inside and outside of the department.
