Dollar General is expanding its real estate team, are you a corporate real estate professional looking for a challenge?  The field-based Real Estate Manager's primary purpose is site selection, acquisition and development of both new and relocation retail store opportunities that meet the criteria and objectives of the Dollar General retail growth program.  Are you looking to join an industry leader in order to showcase your corporate retail real estate talent?  The top candidate shall possess a solid understanding of retail real estate principles and practices, as well as a working knowledge of the various disciplines involved in the store development process - from market analysis to store opening.  Experience taking a retail site through the extensive approval and development process is a big plus!  The successful candidate for this position would reside in Maryland, Virginia or Washington, DC. 

 

Duties and Responsibilities

Partner with Planning and Analysis team to create, interpret and utilize trade area maps and demographics within an assigned market or territory to target optimal new and relocation store opportunities. Frequent travel to and within assigned territory to gain a strong understanding of each trade area, to include traffic and retail patterns, demographic trends and socio-economic behavior, as well as property availability and real estate comparables.  Communicate new and relocation store objectives and strategies to preferred Developer partners in order to establish and successfully execute BTS development programs within an assigned territory.   Work with local brokers and landlords to find suitable conventional lease space opportunities that meet the criteria of a Dollar General retail store.  Partner with Construction to qualify specific lease space with respect to construction costs and merchandising requirements. Preparation of Site Submittal Packages for presentation at bi-weekly Real Estate Committee meetings. Assist and support various functions within Department to facilitate contract negotiations, construction and store opening. Solid understanding of retail real estate practices and principles.Strong interpersonal and networking skills.Self-starter with an ability to work independently.Good communicator, both written and oral.Goal-oriented team player.Basic PC skills to include, working knowledge of Microsoft Office (Word, Excel, PowerPoint).Ability to negotiate.

Note:  This position requires weekly travel in a company-provided vehicle with limited overnight stays; a current driver's license and acceptable driving history is required.

 

Work Experience and/or Education
