Job DescriptionSales Manager – 

 

The position is a direct report to a Principal of the Company, who is hereinafter referred to as the Project Principal.

 

AS SALES MANAGER

Responsibility for leading sales activities within the project, and for reaching or surpassing stated project volume goals. Establishing individual goals and training regimen, and coaching all Sales Executives to constant improvement. Implementing stated sales strategies within budget, stated timelines, and launch schedules, if applicable. Responding positively and proactively to changing circumstances, markets, and challenges, while leading the sales office staff to respond appropriately to same. Developing and improving Sales Executives’ sales skills, personal lead generation skills, sales and administrative processes, providing personal and group motivation, and other expressed and/or identified support needs as directed. Identifying technical weaknesses and other training needs of Sales Executives which are beyond the capability of Sales Manager, and participating with Project Principal to prescribe appropriate training or motivational measures. Identifying personal needs in him or herself, thereby assisting the Project Principal with selection of appropriate individual or external group training opportunities. Managing sales administration and reporting processes, to include both internal and external management information system oversight, and staff discipline needs resulting from such administration. Overseeing daily all administrative staff and sales assistant staff members, and implementation and oversight of necessary office policies, procedures, and practices. Either serving as Broker-In-Charge or relating to that position on a regular, periodic basis, assuming responsibility for assisting the BIC as a subordinate with respect to contractual and brokerage issues. Monitoring and attending to all licensing issues of Sales Executives, Sales Assistants, and other licensed individuals directed. While primary responsibility for maintenance of a valid license is borne by the licensee, the sales manager shall be responsible for insuring that procedures are employed that will provide for the company to operate within statutory guidelines.

 

 

 

 

Participation in development and modification of overall project business plan and management meetings related thereto. Participation in meetings with Developer representatives, including preparation of routine reporting documents prepared by Blue Sky. Oversight of expense account and employee cost and other administrative documentation issues related to employees and out-of-pocket costs advanced. Exhibiting and engendering a positive spirit and “can-do” attitude among all subordinates, associates, and superiors. Other responsibilities which may be identified by immediate supervisor, or may become apparent.

 

OTHER RELATIONSHIPS 

 

The Sales Manager will have frequent contact with various members of the Communities management team. Positive, mutually-beneficial relationships are not only desired but are imperative for our client’s success as well as our company’s success. Every effort should be made to enthusiastically serve any legitimate request for assistance from these important partners. Any concern regarding such requests should be addressed first to the Project Principal or other member of management if at all possible.

 

With Marketing Management

Responsibility for the marketing plan and its overall implementation will rest with the Marketing Manager. The marketing manager will also communicate with Developer management team members as is necessary regarding implementation, funding, and amendment issues. In view of this responsibility, he may call upon various members of the Management Team including the Sales Manager for support, material and other assistance, and creative professional opinion.

 

Policy Enforcement

It will further be the responsibility of the Sales Manager to exercise judgement daily in the scheduling and management of the Sales Executives, Administrative Staff members and Sales Assistants. Such oversight shall conform to policy manuals and specific written or oral guidance provided by management, except where variance is authorized by the Project Principal.

 

Financial Management

The Sales Manager will be responsible for the on-site project administration and authorization of all payments or expenditures resulting in a claim upon Developer resources. Such expenditures shall be made subject to written or stated financial policy and administrative practices. The Sales Manager shall also be responsible for proper administration of any budgets and shall bear direct responsibility for the legitimacy and approval of all project expenditures given to his or her control.
