PROPERTY MANAGER

“JOB DESCRIPTION”

General:

1) Must be familiar with the job responsibilities of all office and maintenance personnel in order to monitor job performance and train or assign training as needed.

2) Understand and enforce company policy in regards to employee conduct and performance of job responsibilities.

3) Address/resolve employee concerns

4) Perform as needed all Leasing Consultant AND ASSISTANT PROPERTY MANAGER responsibilities

5) Assure team participation in continuing education on all work related areas

6) Must be proficient with eSite (or able to learn), Excel and Word

7) Must Understand and comply with Fair Housing Laws

8) ATTEND ALL QUARTERLY MANAGEMENT MEETINGS

9) ACCURATELY CHARGE AND POST RENT PAYMENTS, PROCESS DAILY BANK DEPOSITS.

The following responsibilities are broken down according to frequency. Policy/Procedures must be followed when performing each task.

Annually:

- Prepare budget analysis forecast

- Accomplish file audit

- Employee Evaluations/requests for pay increases

Quarterly:

- Newsletter

- Community Events

- Market Surveys

Monthly:

-Generate, check and approve all close reports

- distribute requested reports to main office

- Monitor Aging reports & late notices

- follow up with residents

- Monitor all safety & Team meetings and submit minutes

- Process Lease renewal spread sheet and corresponding letters to residents

- assure follow up on Lease renewal letters

- Explain any budget overages to RPM

- Bid out/schedule contract work for turns or assist

Maintenance Supervisor with same

Biweekly:

- Submit signed payroll Human Resource Dept.

Weekly:

- Occupancy report

- Update apartment availability report

- Reconcile petty cash

- Deliver welcome gifts to apartments with move ins

- Code invoices for payment

- Track spending

- Complete/assist with move out inspections

- Complete move out security deposit dispositions

Daily:

- PROCESS BANK DEPOSITS

- Assure answering service is turned off and on

- Deposits

- Final approval of all applications for apartment rental

- Call back on service request to assure satisfactory service

- Track outstanding service requests- follow up until complete

- Maintain communication with Maintenance Supervisor & Leasing Team

- Resolve resident disputes and other situations

- Final approval of capital expenditures within budget limitations

ANYTHING ELSE RELATED TO THE ABOVE ITEMS AS ASSIGNED BY SUPERVISOR (REGIONAL PROPERTY MANAGER OR DIRECTOR)

1. FROM TIME TO TIME VARIOUS CONTRACTS ARE PRESENTED FOR A SIGNATURE. USE THE UTMOST CAUTION, WHEN CONSIDERING WHETHER YOU SHOULD SIGN A CONTRACT.

A. IF IT IS FOR MORE THAN ONE YEAR, DO NOT SIGN IT.

B. IF IT IS FOR MORE THAN $2,500.00, DO NOT SIGN IT.

C. IF IT CALLS FOR A PERSONAL GUARANTOR, DO NOT SIGN IT.

2. REGIONAL PROPERTY MANAGERS -

A. DO NOT SIGN FOR THREE OR MORE YEARS.

B. DO NOT SIGN FOR MORE THAN $10,000.00.

C. DO NOT SIGN, IF REQUEST IS FOR A PERSONAL GUARANTEE.

NOTE: NO ONE ELSE SHOULD EVER CONSIDER SIGNING A CONTRACT.

"QUALIFICATIONS"

ESSENTIAL QUALIFICATIONS:

1. ABILITY TO EXERCISE GOOD JUDGEMENT AND SELF-CONTROL

2. ACCEPTABLE CRIMINAL RECORD CHECK / BONDABLE

3. ENTHUSIASM, GOOD ATTITUDE, TRUSTWORTHINESS, PERSONAL

INTEGRITY AND HONESTY

4. GOOD HUMAN RELATION SKILLS DEMONSTRATING THE ABILITY

TO DEAL WITH RESIDENTS, PEERS AND SUPERVISORS

5. HIGH SCHOOL DIPLOMA OR EQUIVALENT

6. KNOWLEDGE OF COMPUTER SOFTWARE OR ABILITY TO LEARN PROGRAMS - SPECIFICALLY EXCEL AND MICROSOFT WORD – OR ABILITY TO LEARN THESE PROGRAMS

ESSENTIAL PHYSICAL QUALIFICATIONS:

BENDING, CLIMBING STAIRS AND LADDERS, KNEELING, LIFTING UP TO 15 LBS., STRETCHING, SQUATTING AND WALKING

NON-ESSENTIAL QUALIFICATIONS:

RUNNING AND LIFTING OVER 15 LBS.
