Development Project Manager
Job description:
The Project Manager will provide general oversight on multiple real estate development projects. Responsibilities include involvement in valuation, feasibility, design, entitlement, budgeting, scheduling, and reporting through completion of construction. The position will supervise and oversee each project assigned to ensure on-time and on-budget performance and to anticipate any potential variances from such performance. Additionally this position interfaces with clients, architects, engineers, general contractors and vendors; works with all parties to ensure that the appropriate documentation record keeping requirements are met; provides regular internal reports for the project. The Project Manager will report to the Project Executives in charge of the implementation of the respective projects.
Valuation/Feasibility:
Ÿ Demonstrates a strong understanding of the economic and market analysis required (“due diligence”) in support of potential development projects including; property, market, financing and sale assumptions to support valuations, feasibility.
Implementation Activities:
Ÿ Responsible for overall quality, effectiveness and management of projects.
Ÿ Monitors all aspects of projects including schedule, budget, quality, documentation and reporting of information.
Ÿ Provides technical support; project budgeting, scheduling and cost reports.
Ÿ Ensure consistency of process and alignment with corporate goals across projects.
Ÿ Coordinates with internal accounting to manage project billings and cost control.
Ÿ Oversees the work of the architects, engineers and consultants in completing project plans and specifications.
Ÿ Inspects work to ensure conformance with local, state and federal construction codes and in accordance with contract design specifications.
Ÿ Directs and oversees the contractors responsible for construction of the various components of the project.
Ÿ Interfaces with the marketing and brokerage team to coordinate the delivery, turn-over and lease-up of units to tenants.
Ÿ Responsible for the management of staff members as assigned.
Ÿ Provides routine weekly updates on status and project reports to management and co-workers as required.
Qualifications:
Ÿ Minimum of eight to ten years work experience in a similar project management role.
Ÿ A Bachelor’s degree is required; concentration in Engineering, Economics, or Mathematics is preferred but not required.
Ÿ Master’s degree in Real Estate or MBA is preferred.
Ÿ Demonstrated project and development management experience predominately retail design, residential and commercial land development projects is strongly preferred.
Ÿ Must be knowledgeable in all facets of the development process, including valuation, permitting, entitlement, contractor selection, construction implementation, establishing project budgets and reviewing/negotiating contracts.
Ÿ Keen understanding of financial modeling utilizing ARGUS and Excel software.
Ÿ Proficient computer skills including Word, Excel, Outlook, and MS Project software
