Robles Service Group is a multi-faceted regional General Contractor specializing in the performance of design-build and job order contracts (JOC). We employ over 190 employees. We are seeking a Project Manager with experience managing projects ranging from $1-$5 million. Scope of Responsibility: Assist in the management, coordination and control of design build projects including detailed estimates; proposals; subcontractor agreements; schedules; coordination with project architects and engineers; project meetings; and project records and documents.
Position Duties:
•Managing project execution in accordance with contract requirements and project management procedures
•Attend pre-issuance site visits for each project to determine existing conditions, develop client needs in detail, and develop preliminary approximations of types of materials to be used and basic quantity counts.
•Prepare estimates for each project based on technical specifications and drawings or sketches; where feasible provide possible value engineering suggestions.
•Determine most economic material that conforms to project drawings and specifications.
•Confirm that all necessary materials and supplies are included in the scope of work and that unnecessary items are excluded.
•Identify all work items on each job order and estimate quantities of each item.
•Prepare detailed quantity take-offs for each job order and enter line items into on-site computer containing the Unit Price Book software.
•Solicit detailed proposal information from at least three vendors and/or subcontractors with all supporting documentation on equipment, material and labor costs for material or equipment not covered in an industry standard manual or for work to be performed by a subcontractor.
•Request bids from pre-qualified subcontractors and negotiate delivery order subcontractor agreements.
•Evaluate proposals from vendors and/or subcontractors for compliance with scope of work and prepare Delivery Order Authorization.
•Acquire subcontractors and maintain database of pre-qualified subcontractors and vendors.
•Perform required coordination with project architects and engineers.
•Establish and maintain schedules for submittals along with review of same to insure compliance with the contract documents.
Minimum Qualifications
B.S. degree in construction management or equivalent experience.
Minimum 5+ years experience in commercial construction with a background in arch/civil work.
Experience managing large projects - $1 million to $5 million.
Experience working with project schedules.
Ability to develop detailed estimates from minimally defined scopes or drawings.
Ability to commit to company procedures and achieve high levels of customer satisfaction.
Should have thorough technical understanding of construction including interior and exterior finishes, concrete, steel and carpentry and how structural systems utilizing these materials are constructed.
Should be detail oriented and have experience managing multiple subcontractors on multiple projects.
