Qualifications: Bachelors Degree or equivalent experience in Architecture, Project Management, Engineering, Business or related field. Significant (two [2] - four [4] years) experience in managing design and construction activity for health care facilities projects or other technical facility required. Generally two (2) - four (4) years experience evaluating consultant proposals, contracts, processing/approving invoices and negotiating change orders. User knowledge of word processing, spreadsheet, project management and scheduling software. Strong verbal and written communication and negotiation skills required. Extensive knowledge of contract administration and claims/dispute resolution methods. Excellent verbal and written communication and negotiation skills required. Must be able to work in a Labor Management Partnership environment. Duties: Manages small design & construction projects by developing initial scope and drawings, checking plans, conducting construction site visits, and developing Statement of Construction documents for JCAHO accreditation. Serves as project manager on smaller design & construction projects for plan reviews and scheduling. Coordinates consultant selection, reviews fee proposals, payments, and amendments. Manages changes to the construction contract. Responsible for reviewing change orders of all assigned projects and presents recommendations to the Project Manager or Senior Project Manager. Reviews and recommends building arrangements, construction methods, types of materials and overall appearance during design stage of projects. Provides technical expertise on site investigations. Makes recommendations regarding building systems, budgeting for necessary improvements, site utilization and identification of state and local code constraints. Supports and assists senior project managers on larger design & construction projects by providing daily support of all project activity, from the planning and design phase through the close out process by ensuring conformance to all organizational and regulatory policies. Provides support to project manager when conducting moves between new and existing locations. Organizes work schedules, construction services, and outside vendors to minimize the interruption of day to day activities of departments being moved or under construction. When appropriate, coordinates the recommendations and implementation of post ergonomic evaluations by department managers and outside vendors as required by Workers Compensation.
