The Manager, Store Construction is responsible for the management and on time and on budget completion of new store construction and remodel / refresh construction scope of work, and existing store permanent improvements such as lighting retrofits and flooring replacements. This position will manage the construction completion for 20-40 New stores, 20-40 Remodel / Refresh projects annually and 10-20 existing store projects annually. Manage capital leasehold expenditures associated with new and remodel store construction projects typically ranging from $50k - $1m per project. Estimated total annual budget responsibility $10-$20 million (based on number of approved projects annually). The essential responsibilities include: * Manages the leasehold improvement expenditures for new and remodel store projects. Actively pursues cost reductions accurately tracks commitments, invoicing, and landlord contributions * Manages the pre-construction process through coordination with the Real Estate Legal Departments, landlords, general contractors, national account suppliers, and architects. Responsibilities include initial site evaluation, cost estimating, review of the lease exhibits, project scheduling, and ensuring that the prototype criteria are incorporated into the project. * Manages the project during construction through site visits, coordination with contractors, landlords, local and state inspections officers, and internal departments (Telecom, IT, LP). Maintains the schedule, budget, and design implementation in projects and reports variances to the appropriate personnel. Travels to the site (typically 3-4 visits per new store and 1-2 visits per remodel) to ensure progress, answer questions, officially take delivery from landlords on the Possession date, and to resolve issues and ensure quality and on-time completion. * Manages national account vendors including regular communication and meetings, vendor expectations, vendor agreements, and research and utilization to reduce costs and improve the building and systems efficiency. Qualified candidates must possess a High School Graduate and 5 years of experience within the construction industry in coordination, purchasing, or project management role. Years of experience may be offset by having completed college coursework or degree Preferred, but not required: 4 year College Education in Construction Management or related field and 8-10 years of construction management experience within retail construction field We are seeking someone who is: * Comfortable with use of MS Office programs (Word and Excel), * Must be able to read and interpret construction documents. AutoCAD use preferred but not required. * Strong knowledge of construction practices and costs * Understanding of financial practices * Strong interpersonal skills with the ability to work well with a variety of internal and external partners * Great attitude, customer service, and high energy * Ability to make decisions and solve problems * Strong communication skills; both written and verbal * Organized with the ability to multi-task and document * Professional demeanor * Ethical business practices You can also send your resume to recruiter@joann.com.
