Job Description:
Corporate real estate is organized within Siemens Real Estate, Inc. (SRE) a wholly owned subsidiary of Siemens Corporation. SRE manages real estate assets professionally and provides workplace solutions that enhance business operations. By starting with the business plan and ending with a real estate response, SRE can provide a more comprehensive and effective service than a typical real estate broker or contractor. SRE services include; real estate asset management, lease administration, real estate planning and consulting, construction project management, disposition management and facilities planning. Siemens Operating Companies (SOCs) can utilize this comprehensive expertise on a case by case basis.


General Mission

Under the direction of the CEO, the Head of DC/PS (Development, Construction/Purchases and Sales) & SRE Strategy performs a wide variety of tasks related to the ongoing support and management of real property and fixed assets associated with real estate and construction for both SRE and the Siemens Operating Companies.

The Head of DC/PS & Strategy supervises and provides direction to a staff of both direct and indirect reports, including contract employees and/or consultants at any given time. This position is responsible for the planning, management, direction, and execution of development projects, economics, investments, dispositions, and construction activities including, but not limited to, sales/sale-lease backs, initiating new development and expansion projects, coordinating all technical reviews associated with real estate & construction for Siemens Operating Companies, as well as properties under consideration in any merger and acquisition process.

Projects are typically complex and large-scale in nature, involving budgets exceeding 10’0 USD and often requiring the approval of Siemens’ Managing Board.
In addition, this position coordinates with SRE General Managers, Sector/Division CEOs/CFOs and the SRE Management Team in helping to identify potential development and real estate sales opportunities within the existing portfolio which maximizes the best possible returns for the Siemens Operating Companies and Siemens.


Geographic/Operational Scope of the Role

From a customer service perspective, the geographic scope is primarily the USA, including all USA SOCs and the related portfolio of approximately 825 locations and 33 Mio. square feet of space. Operationally, the scope extends to include the global SRE organization, which provides governance to SRE US, as well as selected services, guidance on local strategies, and approval of major projects

Ø SRE CEO & CFO, SOC General Managers, Direct Reports, Legal, Siemens Corporation and affiliates (including SC M&A, Government Affairs and SC Communications), Sector/Division CEOs/CFOs, SRE Munich functional peers, Munich Real Estate Management (REM);

External:

Ø Local Consultants and External Service Providers, Real Estate Executive Board, CoreNet Global, Corporate Real Estate Peer Groups.


Tasks & Responsibilities:

Operational Responsibilities:

• Responsible for Strategy & Portfolio Management to ensure proactive identification of opportunities, risk minimization and execution of identified measures;

• Drives the processes for developing real estate strategies to ensure standardization, efficiency, effectiveness, clear communication, and timely notification and approval;

• Provides management and direction to staff, contract employees and consultants;

• Conceptualizes and provides direction in the development of standards as it relates to architecture, RFQ/RFP development and site development. Creates and develops effective management processes and tools that align strategic, BOD, Sector and business unit objectives, demands and requirements;

• Oversees the SRE/M&A integration process and supports the assigning/management of both internal and external resources to due diligence and integration teams;

• Responsible for long-term planning, with Portfolio Manager and Sector General Managers and has full latitude to create and conceptualize strategic long-range plans for major projects (e.g., Location Concepts);

• Regularly meets (in partnership with Sector GMs) with Sector RE Representatives to review changes/updates in operating company strategies and matching with SRE Strategy/Targets ;

• Drives implementation strategy of corporate initiatives from the Managing Board, Siemens Corporation and/or SRE Munich. Oversees and drives Sector/SOC overlapping initiatives and fosters city-based tenant round tables;

• Responsible for the progress of the consolidation program in partnership with the Sector-based GMs, where required, to maintain the pace of progress and ensure successful/consistent delivery of the targeted results.

• Develops business cases and provides strategic oversight in identifying locations and major projects that are suitable sites for further development, investment or divestiture in cooperation with the work initiated by the Portfolio Manager. Ensures that future investments are designed and completed in a way that maximizes the overall asset value and does not negatively impact future uses or exit strategies for the site;

• Conceptualize and direct in master and site planning of associated properties within the portfolio which provides for maximum utilization of the company’s assets and disposition of underperforming assets ensuring that highest and best use of the property is taken into consideration;

• Conceptualizes and directs exit strategies on environmentally challenged properties in cooperation with Sector legal counsel and environmental managers, ensuring a maximum return on investment and limiting exposure to the company;

• Responsible for the development of analysis and business cases including risk analysis in partnership with the commercial project lead for DC/PS projects and presents findings to SRE and SOC management for consideration;

• Conceptualizes and directs the development of solutions that reduce or minimize cost impacts on all assigned and approved projects and assignments;

• Responsible for the oversight of the development of budgets, construction cost estimates, project schedules and assigning of both external and internal cross-functional resource requirements. Support the team in negotiations on behalf of the SOC/SRE and offer solutions and recommendations to senior management for acceptance and execution for larger transactions.


People Responsibilities:

• Directly manages a staff of varying knowledge/experience in the fields of RE Engineering, Environmental and Development;

• Portfolio Managers/Analysts - sources necessary additional resources through staffing pools housed in Finance and Internal Services;

• Responsible for evaluating DC/PS Project Leader performance on each completed project on behalf of respectively assigned SOCs.

Experience/Requirements:

• Typically 15+ years of successful experience in a directly related field and successful demonstration of Key Responsibilities and Knowledge as presented above;

• BS/BA required and an advanced degree preferred.

• Ability to think and analyze strategically and implement tactically;

• Position is based in Iselin, NJ.
