And you can make it happen at Cargill. The Maintenance Planner is responsible for the Facilities Services work request and work order system for the corporate facilities located in the Minneapolis area. Through the use of Computerized Maintenance Management Software (CMMS) tool, this position will develop, plan, and schedule work, order materials to support work plans, and monitor the preventive and predictive program data for an effective building maintenance program.  The position is responsible for maintaining a backlog of at least one week of work that is planned, approved, and ready to execute.  Planners use personal experience, equipment file information, visits to job sites, and the experience of other personnel to develop and maintain work plans that increase craft productivity.   The Maintenance Planner will also be responsible for providing excellent customer service to internal departments and building tenants by coordinating proactive and reactive activities on a daily basis. It will interact with operations, maintenance, and contractors to accomplish facility objectives and maintenance best practices. Principal Accountabilities: 35% - Plan and schedule all standard and preventive maintenance work orders, including resulting follow-up work for eight (8) maintenance mechanics, and contractors. Obtain necessary materials to support planned work environment. Generate daily and weekly schedules for maintenance staff. Manage and promote plant safety by incorporating safety plans, precautions, and hazard recognition into daily planning activities. 25% - Provide supervision of Maintenance Planning Assistant, leadership role for facilities services as a point-of-contact for customers, facilities services staff and contractors, and rotating On-Duty leadership role for assigned buildings. 20% - Oversight and review of incoming service requests from internal customers, and coordinate dispatching of appropriate personnel, or develop and schedule plans for accomplishing requests. 10% - Ensure the integrity of the data in the Maximo CMMS system. Update and maintain equipment history records and equipment history files. Includes equipment, vendor, material, employee and craft, accounting/budget, service contracts, safety, and labor entry databases. 5% - Provide input and support to the facilities services team. Develop documented maintenance strategies for all building systems, sub-systems, and equipment to eliminate failures Use meaningful measures to improve the planning for the department and efficiency of the craft personnel. Support management by producing reports for labor utilization, budget and cost analysis, equipment history, and life cycle costing. 5% - Assist with CMMS/departmental procedures, training, documentation, and system administration activities. Completion of additional duties as assigned. Required:Associate's degree in Construction Technology or a Building Trade with 2+ years of experience in building maintenance or repair work on buildings or subsystems (HVACR, mechanical, electrical, plumbing, sheet metal) OR 5+ years in a building maintenance role 1+ year of experience using a Computerized Maintenance Management Software (CMMS) tool Strong communication (written/verbal) and organizational skills with the ability to manage multiple tasks Intermediate computer skills and the ability to negotiate through Maximo software Ability to work with a wide variety of work-styles including customers and co-workers at all levels Ability to learn and apply maintenance best practices Ability to develop and manage good working relationships with internal departments, contractors, suppliers and customers Ability to make independent decisions Willing and able to take off-hour calls and rotate on-callPreferred:Experience with Maximo Experience with maintenance planning and scheduling Experience in a corporate facilities and/or property management environment Understanding of Predictive Maintenance technologies and applications Previous supervisory experience in maintenance or contract management Advanced computer skills (MS Word, Excel, Access, Project) Experience in materials and supply procurement, budget preparation, training, and safetyCargill was founded in 1865 out of a single grain facility in Iowa.
