Job Summary:
Provide regional leadership and technical knowledge required to facilitate effective and efficient facility maintenance operation. This position is accountable to create the necessary team work to enforce corporate standards, including asset management, fiscal control and corporate policy and operating protocol.
Job Responsibilities:
Provides direction and functional knowledge base to support maintenance department function per corporate process, protocol and standards. This position is accountable for the control and application of industry best practices for all regional maintenance operations. Ensure proper communication of all service level/emergency or critical information is exchange with Corporate and Regional Senior Leadership.Perform facility inspections for each of the following disciplines: general building conditions, building infrastructure, fire suppression systems, fire alarm panels, fire extinguisher inspection, NFPA (National Fire Protection Administration) related codes, life safety systems, building sanitation, safe operations, asset management planning, site conditions including: storm water management, lighting and paving. Review of daily operations through established corporate metrics to include: (a) MHE - Material Handling Equipment, Supply vs. demand, downline report (b) Dock report denoting overhead door and dock plate conditions (c) Monthly building inspection report – progress on task items (d) Active capital expenditure project: review project status within schedule and committed funds (e) Daily expense report – review of all committed P.O.’s/weekly P&L review (f) Daily operations call to review interdepartmental service level (g) review weekly labor report for overtime and shift coverage, damage hours and WIP (work in process), time and attendance, disciplinary measures, regional status reports and operations overview to be provided to department head weekly.Provide corporate leadership and technical knowledge required for compliance, asset management and supervision of all fire systems and support staff, including Corporate Fire Prevention Manager and Fire Technicians.Manage and administer all outsource contracting services, including: (a) annual refrigeration/fire prevention/electrical mechanical integrity inspections (b) expense based projects for repairs/replacements that cannot or should not be completed by in-house staff due to liability/insurance/applicable code/licensing requirements.Review and initial approval of all regional invoices, contracts and addendums prior to final approval by department head.Provide required training to business share holders, i.e. facility managers, ops managers and maintenance work force. Participate in collective bargaining agreement and contract negotiations with Union and Labor professionals. Resolve and participate in Union grievance conditions that may occur.
Job Requirements:
AAS, Architectural Tech/Construction Management (applicable 10 year experience minimum I0 year construction management).Minimum 10-15 years in Facilities/Construction Management with similar fiscal accountability.Commercial/Industrial building systems, construction methodology, electrical/mechanical/site infrastructure, asset management, life safety, federal/state uniform building code.Construction management, Union/CBA negotiations, contract management, code enforcement agent interaction skills, knowledge and interface with government mandated regulations (i.e. FDA, NFPA, EPA, OSHA, etc…)OSHA certification.
