Description:CSC's Corporate Real Estate Department in Falls Church, VA is searching for a Director, North American Corporate Real Estate!
This position will report directly to the Director, Corporate Real Estate and will oversee and coordinate real estate activities across CSC North America, including business unit real estate and facilities (REFM) resources, third party outsourced resources and will work as part of the global REFM team to create and deliver global initiatives.
The Director of North American Corporate Real Estate establishes a highly visible regional presence for the vital aspects of Corporate Real Estate in the region. Responsible for directing, managing, and providing oversight for CSC's North American property and work place program as a member of the global team.
Proactively manages the North American CSC property portfolio which is in excess of nine million square feet to maximize effectiveness and shareholder value by the identification and implementation of innovative property and workplace solutions and strategies that deliver business advantage. Maintains links and relationships with regional new business and MAC (moves adds changes) resources and ensures maximum business or competitive advantage.
The candidate will offeradvice and guidance on any property or workplace related issues including bids, company acquisitions/disposals and business change.
Essential Job Functions
Contribute to the development and implementation of a global real estate and workplace strategy, standards, guidelines and procedures to support and enhance CSC's business plan Develop and maintain a complementary regional plan recognizing the mix of corporate, business unit and third party outsourced resources that will be required to deliver Contribute to, and assist in implementation of, Corporate/Regional property initiatives to achieve a consistent vision and stands Contribute to, and assist in implementing, workplace solutions to enhance the productivity and motivation of employees Create and maintain an annual budget for all regional property and facilities costs. Report quarterly on actual vs. budget. Develop and implement plans to reduce this by measurable amounts Develop, present and gain all necessary approvals for effective property proposals (acquisitions, disposals, consolidations, major projects) and business cases that deliver business unit requirements, including new business and MAC's, while maximizing the potential of the property portfolio Develop and maintain a reporting methodology and dialogue to Corporate and Regional management and businesses that demonstrates achievements, initiatives and issues Maintain an effective and regular two way dialogue with the Director Corporate Real Estate and other relevant global and regional REFM team members Develop and manage internal and external relationships with key business unit contacts, partners and suppliers, with particular focus on and accountability for Facilities Management provision and Real Estate property consultancy Review and consider, in conjunction with regional legal representative, all legal aspects relating to property Effectively manage the relationship with the outsourced Real Estate Services provider ensuring service delivery, value for money, resolution of issues and implementation of cost saving initiatives
Basic Qualifications Master's degree or equivalent combination of education and experience Master's degree in related field preferred Fourteen or more years of related experience Nine or more years of experience in a supervisory or management capacity included Professional property status (e.g. Chartered engineer, Chartered Surveyor) preferred Experience working with concepts, practices, and procedures in areas of responsibility Experience working with the management implications of various forms of financial data Knowledge of North American real estate standards, processes, procedures, policies, metrics and best practices Experience of a broad range of workplace solutions/designs and implementation of alternatives Experience working at Corporate executive management/board level Experience in both Property industry client facing service and major corporate in-house senior level roles Experience of successfully and actively managing annual budgets in excess of $ 10 million and occupancy costs in excess of %24250 million Experience of a broad range of workplace solutions/designs and implementation of alternatives Experienced in proposal writing
