MANAGEMENT SKILLS

ADMINISTRATION

Prepare, monitor and update overall master schedule with Superintendent and Project Engineer.  Reviews causes for delays and works with Superintendent on documentation Review and all subcontract agreements with Estimator and Superintendent Prepare all change orders for main contract and subcontractors.  Ensure that all changes are valid.  Review documentation to authorize Prepare meeting minutes for owner and project team to ensure all items discussed are understood by all parties Prepare monthly progress billings including all change orders.  Prepare subcontractor pay requests with the Superintendent Supervise and monitor scheduling and expediting materials, equipment purchases, and delivery Identify and expedite long-lead items Work with Project Engineer to ensure submittals of shop drawings, samples and supplier data for timely approval Monitor and control project costs

 

RECORD KEEPING

Supervise and monitor budget and cost codes. Review daily reports Review job site progress with frequent site visits Review and monitor Superintendent is preparing record drawings as project progresses Review and monitor testing and inspection records/reports Review and monitor submittal log Prepare all safety inspection and accident logs and reports Prepare all Official Notices: Beneficial Occupancy, Substantial Completion, Certificate Of Occupancy, Notice of Completion, Warranties/Guarantees 

 

BIDDING/ESTIMATING SUPPORT

 Work with Estimator and Project Engineer for major buy-outs Review, analyze and prepare final bid packages Negotiate contracts with owner to ensure mutual understanding of the scope of work Prepare scope of work write up for negotiated projects and change orders Prepare project budget and schedule of values

 

TECHNICAL

Full knowledge of general construction with a focus on commercial and industrial applications.  Must have fundamental knowledge of the trades such as framing, electrical, mechanical, plumbing, etc Must be able to make good/informed decisions that are workable solutions for both the company and the customer Must be able to prepare written proposals, cost estimates, change orders and budgets Full knowledge and understanding of contracts – general requirements, general conditions, plans, specifications, field change orders, supplemental agreements, addenda, etc
