CONSTRUCTION PROJECT MANAGER (HEALTHCARE)

JOB REQUIREMENTS
The Project Manager, who reports to the appropriate Vice President, is primarily responsible for the supervision and administration of construction projects for one or more projects; and fulfilling the terms of the contracts of his/her project(s). The position functions as a “mini GM” with direct P&L responsibility.

· Establish multi-disciplinary professional staffing requirements for each phase of the project, arrange for recruitment or assignment of project personnel, interview candidates, and understand hiring procedures.
· Conduct Performance Development Meetings.
· Keep informed on and assure that all insurance, safety, harassment, Equal Employment Opportunity, and tax requirements are met.
· Work with Preconstruction to develop and review estimates possessing a thorough understanding of the project estimate.
· Prepare and negotiate change orders and manage submission process.
· Enforce safety requirements and perform risk management functions.
· Ensure timely buy-out of work. In conjunction with Preconstruction, analyze subcontractor and vendor bids.
· Work with the Superintendent to manage subcontractors and monitor their progress.
· Select, set up, and maintain required project reports, forms.
· Inspect site to monitor progress and ensure conformance to engineering plans, specifications, and safety standards.
· Utilize Microsoft Office, project management software, and Primavera.

QUALIFICATIONS REQUIRED
· 5 to 10 years experience successfully managing construction projects.
· Successful experience in the project management of healthcare construction projects.
· Ability to perform well in an autonomous environment.
· Capable of co-leading preconstruction efforts including scope reviews, price negotiations, value engineering suggestions, etc.
· Understand cost accounting methods, systems, and reports.
· Understand building codes, permitting, and other regulatory requirements.

EDUCATION REQUIRED
· Four-year college/university degree in engineering or construction management.
