Our client is a southeastern based developer who specializes in developing and building multi-family projects throughout the country.  Based in Birmingham, Alabama they are experiencing incredible growth and are looking to add an experienced Construction Manager to join their development team.  The Construction Manager is responsible for management and oversight of construction for all development projects including administration of agreements and budget preparation.  Responsibilities include the following: 

-Management and oversight of construction for all development projects

 

-Responsible for setting company-wide standards with respect to construction matters

 

- With advice and consent regarding selection of firms from senior officers:

§         Hire contractors and negotiates construction agreements;

§         Hire architects and negotiates architectural agreements;

§         Hire engineers and consultants and negotiates related agreements 

o        Ultimately responsible for administration of all construction, architectural and

consulting agreements for all projects.

o        Responsible for overall construction quality and integrity – charged with responsibility

to deliver highest quality end product within the confines of the conceptual design

standards set by senior management for each project.

o        Responsible for assignments among all development managers of project assignments for construction management and administration.

 

-          Reviews and provides advice and instructions on quality and construction feasibility of

architectural and engineering drawings for all projects.

 

-          Works with contractor and architect to value engineer development projects so as to achieve

the optimum end results of high quality and low cost while maintaining the development and

design intent.

 

-          Provides advice and consent in preparation of all development budgets during all phases of

project conceptualization, design and construction.  Works closely with project managers.

 

The candidate hired for this position must have the following qualifications: 

-Five to seven years experience in the field of real estate development and/or construction management.

-Three plus years of construction experience.

-Good working knowledge of real estate development finance and knowledge of city, state and federal government approval processes. 

-Must be familiar with contract negotiations and management

-Must have demonstrated experience in problem solving, dispute resolution and excellent project management skills

-Must be a team player, self motivated and have the ability to make decisions and complete tasks in a timely manner
