We are seeking a Project Manager with experience in Construction Administration. The ideal candidate is both technically proficient, design sensitive and has excellent organizational and communications skills. The Project Manager will oversee all facets of the project, and lead a team to successful project completion. Under the direct direction of the Principal-in-Charge assumes the full responsibility of project overview, monitoring and control of the project delivery process. The Project Manager works with project design and technical leaders throughout all phases of service as co-equal in establishing and accomplishing project objectives. Assist the Principal-in-Charge in achieving project and office goals.

Responsibilities Manages all aspects of a project of any given size or scope Oversees design activities and interfaces with all levels of client and consultant management. Establishes project goals and objectives based on client input, budget and schedule. Serves as a liaison between the client and the project tem by keeping the client current on all project activities and educating them in the design and production processes. Cultivates the client relationship by developing rapport and promptly addressing issues that arise Negotiate the fees, contracts, and schedule with the owner. Administer Owner-Architect agreement. Maintains responsibility for project profitability by ensuring adherence to schedule and budget Prepares and updates project schedule Understands and reviews contracts for consultants services Assists in marketing effort by providing input into proposals or assisting in presentations Establish with design and technical leaders the task schedule and manpower requirements consistent with project agreement. Together with project design and technical leaders identify and quantify tasks that are outside of the scope of the Owner-Architect agreement for presentation to the Principal in Charge and Owner. Review and interpret construction documents Prepare change orders, monitor RFI's, submittals Make recommendations and consult owner on all issues related to the project Monitor closeout submittals and perform periodic construction site visits

Qualifications. Excellent interpersonal and communication skills Minimum of Bachelor of Architecture. Minimum of 8 to 12 years of experience at an architectural or interior design firm, in development and/or corporate facilities construction management. Experience in large scale construction administration Demonstrated track record in contracts, quality control, cost control for large scale, core and shell building projects. Demonstrated understanding of the architectural process from proposal and contract negotiations through contract administration verifiable by reference.
