Job Description: Position Overview: Manage the retail development process from lease review through construction completion, turnover to Field Management, and project closeout. Establish yourself as the focal point of contact for Real Estate, Store Planning/Design, and Field Management. Primary Responsibilities/Accountabilities: Demonstrate ability to drive continuous improvements in individual and team project management results Maintain a mindset of ownership and accountability for projects Review lease, budgets, & construction drawings for inaccuracies that may impact owner deliverables, construction schedule or budget. Creation of outgoing bid documents. Qualify and select General Contractors for specific projects Review construction bids, qualify cost, and confirm schedule for award of final contractor. Resolve construction issues and or conflicts in a timely manner (field conditions, drawing conflicts, and code issues) Review project delivery on an ongoing basis to continually value engineer, improve efficiency and streamline processes Ensure success of each project by keeping on schedule, on budget, and with the quality that Ann Taylor expects. Provide influential personality while maintaining a team player role. Resolves conflict in a direct manner, maintaining an empathetic approach. Directs contractors to assure timely completion of construction and turnover, which includes interfacing with architects and material vendors. Inspects and approves contractor’s completed work to assure quality construction and adherence to the approved plan, contract documents, and codes. Works closely with business partners and field staff to maximize teamwork, enthusiasm, and customer satisfaction. Requires extensive travel and ability to manage multiple projects simultaneously. Empowered to act in the interest of the Senior Project Manager in his/her absence. Possesses a personally engaging style while encompassing strong communication & listening skills. Strive to exceed internal/external customer expectation Position Requirements: Minimum 5 years construction project management experience with 4 year college degree or equivalent combination of education. Exceptional leadership and managerial skills Excellent decision making and time management skills Highly organized and has capacity to anticipate change based on events and adapt quickly 75% extensive travel annually. Proficient in Microsoft Project, Excel, and Word.
